At a heigth of 114 m, TÜV Rheinland high rise, located at Grauen Stein in Poll, is one of the talles buildings in Cologne and only 45 m shorter than the Cologne Cathedral.
22-storeys building offer modernized office spaces for TÜV Rheinland employees on a usable area of approximately 18,000 m².
Originally built in 1972, the office spaces as well as the energy quality and the technical equipment were out-of-date. 2015 was year of beginnings for the two-year renovation. Energy saving of approximately 30 % compared to the previous state was possible because of a new façade made of metal elements with triple glazing, integrated sun protection and exterior impact pane.
In addition were technical building system, air conditioning and lighting improved; a 1.3 km long line provides the high-rise with cold, heat and electricity from the power house on campus.
Not only shorten new elevators the transport time but also contribute to the daily comfort of the users and to the overall energy saving. Thanks to the exterior impact pane, the user can now open windows that influence theirs well-being.
As a part of renovation, fire protection was also optimized and adapted to the reconstruction measures.
Before the renovation, the TÜV employees could not open windows, ventilation was only implemented as a central air conditioning system. Close ecological monitoring during the construction phase ensured the usage of low-emission building materials, which ensure healthy indoor air quality.
At the beginning of April 2017, the majority of the employees were able to move into new renovated premises.
During the planning and construction measures, ifes supported on-site the team with different services. With consulting services during planning regarding energy efficiency, an energy concept could be developed that meets today's requirements.
During the commissioning of the technical systems ifes was able to determinate the course for a smooth operation and the optimal use of the systems. Throughout the entire construction period were all materials for installation thoroughly tested by the ifes.
The sustainable quality of the building can be confirmed by two certifications. The ifes is responsible for the certification according to LEED Gold. To achieve this goal, close cooperation between the planning team has already taken place during the planning phase.
The relevant criteria considering project specific issues, e.g. campus situation at Grauen Stein was implemented and documented in die planning and during the construction phase.
